Although home prices hover at a median of $415,500 nationwide, properties within a significantly lower price range have just started inundating the market. The number of homes for sale in the $200,000 to $350,000 range has shot up by 20.6% compared with this same month last year, a recent Realtor.com® report has found. This growth spurt in affordable real estate outstrips all other price categories. While homes in this price range run the full gamut, the median clocks in at $285,000—that’s a hefty $130,500 in savings compared with the median home price overall. https://www.realtor.com/news/trends/where-affordable-homes-under-350k-are-flooding-market/

Finally. The housing market got some much needed good news when numbers show the biggest jump up in three years. The biggest indicator that the largely frozen market is thawing is the massive spike of fresh listings that sellers added to the market, according to the latest data from Realtor.com®. New listings were up by a whopping 12.8% for the week ending Feb. 3 compared with the same time last year. “It was the biggest jump in nearly three years,” says Realtor.com economist Jiayi Xu in her most recent analysis. https://www.realtor.com/news/trends/the-housing-markets-recent-significant-boost/

A look back on the housing market from 2023 - keep your arms inside the roller coaster. As 2023 comes to a close, Realtor.com wanted to look back at this year of real estate extremes. High home prices and mortgage rates led to few homes going on the market and even fewer sales. Buyers couldn’t afford to buy, sellers couldn’t afford to sell—and everyone was frustrated. Put another way, 2023 was the year the housing market froze over. https://www.realtor.com/news/trends/a-look-back-at-2023-the-year-the-housing-market-froze-over/

At long last, the housing market might be thawing just as we head into what’s usually a seasonal deep freeze. Mortgage rates plunged for the sixth week in a row, to 7.03% for a 30-year fixed home loan in the week ending Dec. 7, according to averages tabulated by Freddie Mac. This welcome news comes on the heels of rates recently reaching a high in late October not seen in 23 years. “The 30-year fixed-rate mortgage averaged near 7% this week, down from nearly 7.8% just six weeks ago,” says Sam Khater, Freddie Mac’s chief economist. https://www.realtor.com/news/trends/mortgage-rates-just-dropped-to-near-7-but-homebuyers-had-better-hurry-up/

Owning a home may seem like an old fashioned bygone American dream yet it is still the undisputed reigning champ of American dreams. That has been the goal for millions of Americans buying a home for the first time from periods of high interest rates to record lows of several years ago when rates were in 3% neighborhood. Now? October saw rates nearly hit 8% which would be good enough to be a 23 year high! However, buying a home is still one of the very best investments you can make and Realtor.com has 5 reasons why even at 8% now is the time to strike! Reasons discussed include: Buy now/refinance later, prices are likely headed up, less competition, inventory on the rise, and if you want to buy a house it never makes sense to wait. h ttps://www.realtor.com/advice/buy/reasons-why-right-now-is-a-great-time-to-buy-a-house-despite-high-interest-rates/
